Rising 17 stories at the heart of the Ladies’ Mile Historic District, 10W17 is a tribute to the neighborhood’s legacy as a crucible of style, innovation, and cultural transformation. Conceived as an architectural garment draped over a structural frame, the building was inspired by the period when the world’s approach to both fashion and the built environment was being thoroughly reimagined.
Nowhere is this more evident than in the stunning façade, which seamlessly captures the paradigm shift from the vignette-style rigidity of the Edwardian era to Oscar Wilde’s fluid, form-forward aestheticism. Envisioned by DXA Studio, this masterwork of modern craftsmanship achieves balance in an asymmetrical composition that pairs a distinct crown with an expressive base. The entire edifice is wrapped in ultra-high-performance concrete panels rendered in Ashen Tan to evoke the softness of cast fabric, their gentle curves and sculptural seams recalling the evolution from the corseted silhouettes of the 19th century to the graceful, unbound forms of modernity. The joints between these panels are treated as architectural stitching, while the six-part division window pattern and larger base apertures echo the historic rhythm of the neighborhood’s iconic store and loft buildings, ensuring a dialogue with the past even as the building looks to the future.
Inside, the story continues with 34 sophisticated residences offered in sun-splashed 1-to-3-bedroom layouts, with the top five levels dedicated to full-floor penthouses. Each residence is a study in light, openness, and refinement, where tonal variations and textural depth create a sense of luxury and residential warmth unique among the district’s historic lofts.
White oak wood-veneer millwork and doors complement oil-rubbed bronze hardware.
