Why I'm Not a 'Sold in 3 Days' Agent

You won’t catch me bragging about speed when it comes to selling a home. I know those “sold in 3 days” stories sound flashy, but quick isn’t always smart—and it’s definitely not always what’s best for my clients.

Take a recent condo listing as an example. We got a cash offer right away from an investor. A lot of agents would’ve rushed to accept it, called it a win, and moved on. But I knew the building was in great financial shape, and the unit had real appeal for a first-time homebuyer—someone looking to put down roots, not flip it. That kind of buyer would likely need financing, yes, but they’d also be more inclined to pay closer to the asking price.

There was a catch, though—the condo was still tenant-occupied, and the space was cluttered with their things, making it hard for buyers to really see the potential. Instead of settling, I advised my client to take a breath. We pulled the listing temporarily, waited for the tenant to move out, touched up the space, and relaunched with a fresh presentation.

And it worked. Showings picked up immediately, and we ultimately went under contract for over $20,000 more than the original offer.
