đŒ Real Estate Case Study: When repairs need to happen before closing
Not every deal follows a script.
In a recent transaction I handled, a plumbing issue popped up during inspection. The bigger problem? The buyer couldnât secure homeownerâs insurance until it was fixedâand without insurance, their loan couldnât close.
The solution:
We worked out an agreement where the buyer was allowed to make the repair before closingâat their own expense. With a carefully drafted addendum (outlining access, repair scope, and liability waivers), the work got done, photos were submitted, and insurance was approved.

Deal saved.
â
Everyone on board.

Another example of how communication, flexibility, and teamwork can make all the difference.
đ€Real estate isnât always straightforwardâbut with the right approach, thereâs almost always a path forward.
