Lately, I’ve been living in condo paperwork land—helping both sellers and buyers navigate the thrill ride that is the new Florida Condominium Rider. Between the Milestone Inspection Report and the Structural Integrity Reserve Study (SIRS), the to-do list isn’t short, but it is worth it. Buyers are getting a much clearer picture of what they’re walking into, and sellers who get ahead of it? They stand out.
The good news is we’re starting to see the dust settle. That big wave of special assessments that hit after the inspection laws changed is finally calming down. Many buildings have handled their SIRS reports, addressed what needed fixing, and balanced out their budgets. There’s less guesswork now, and way fewer unpleasant surprises.
These days, when assessments do pop up, sellers are often covering them at closing, which makes things smoother all around. Transparency is trending, and I’m here for it.
